THE LAND REGISTRATION ACT

(No. 3 of 2012)

REGISTRATION

WHEREAS Ephantus Mwaniki Nyaga (deceased), is registered as proprietor of all those pieces of land containing 1.62, 0.175 and 0.05 hectares or thereabout, known as Ngandori/Ngovio/782, Ngandori/Ngovio/2642 and Ngandori/Kathangariri/T.114, respectively, situate in the district of Embu, and whereas in the Chief Magistrate’s Court at Embu in succession cause no. E42 of 2021, has directed that the said piece of land be registered in the name of Atanasia Muthoni Nyaga as administrator to the estate of Ephantus Mwaniki Nyaga (deceased), and whereas all efforts made to recover the land title deed issued in respect of the said piece of land by the Land Registrar have failed, notice is given that after the expiration of thirty (30) days from the date hereof, provided no valid objection has been received within that period, I intend to dispense with the production of the said land title deed and proceed with registration of the said grant document and issue land title deed to the said Atanasia Muthoni Nyaga, and upon such registration the land title deed issued earlier to the said Ephantus Mwaniki Nyaga (deceased), shall be deemed to be cancelled and of no effect.
