THE LAND REGISTRATION ACT

(No. 3 of 2012)

REGISTRATION

WHEREAS Joel Kariuki Waruingi (deceased), is registered as proprietor of that piece of land known as Nanyuki Marura Block III/3914 (Sweetwaters), situate in the district of Laikipia, and whereas the principal magistrate’s court at Othaya in succession cause No. E31 of 2022, has issued grant in favour of Beatrice Wambui Irungu, and whereas the said Beatrice Wambui Irungu has executed transfer to the personal representative as executor/administrator in L.R.A. 39 (r.56 (1)), and whereas the land title deed of the said piece of land is lost, notice is given that after the expiration of thirty (30) days from the date hereof, provided no valid objection has been received within that period, I intend to dispense with the production of the said land title deed and proceed with the registration of the said transfer to the personal representative as executor/administrator in L.R.A. 39 (r.56(1)) in the names of Beatrice Wambui Irungu, and upon such registration the land title deed issued earlier to the said Joel Kariuki Waruingi (deceased), shall be deemed to be cancelled and of no effect.
