PURSUANT to regulation 21 of Environmental (Impact Assessment and Audit) Regulations, the National Environment Management Authority, (NEMA) has received an environmental impact assessment study report for the implementation of the proposed redevelopment of Sun N Sand Beach Resort. The proposed development for the new Sun N Sand development comprises of 332 suites in 7 buildings, 5 of which will be for clients like conference delegates and upmarket Kenyans, COMESA residents and tourists; while 2 will be approximately 5.000 sq. m. of retail space including a spa, gym, restaurants, business centre, bank, etc. The development will be split into six construction phases: (a) Block 1: 15 storeys, 56 suites, (27 x 2 bedroom suites and 29 x 3 bedroom suites). (b) Block 2: 18 storeys, 68 suites, (33 x 2 bedroom suites and 35 x 3 bedroom suites). (c) Block 3: 23 storeys, 84 suites, (42 x 2 bedroom suites and 42 x 3 bedroom suites). (d) Block 4: 18 storeys, 68 suites, (33 x 2 bedroom suites and 35 x 3 bedroom suites). (e) Block 5: 15 storeys, 56 suites, (27 x 2 bedroom suites and 29 x 3 bedroom suites). (f) Block 6 and 7: 7 storeys each retail space build-out; approximately 5,000 sq. m. to be used for banks, supermarkets, conference room spa gym, restaurants, and shops. The proposed project site for development of suits is within the Sun N Sand Beach resort. The resort is located in Kikambala, on the North Coast of Kenya. It sits approximately 13 kilometres from Vipingo Ridge Golf resort and 23 kilometres from the heart of Mombasa Island and is close to some of the North Coast’s finest cultural venues. The resort is approximately 2 kilometres from the main Mombasa–Malindi Road. The following are the anticipated impacts and proposed mitigation measures: Possible impacts Mitigation measures Soil disturbance and pollution Excavation only at areas of construction. Ensure vehicles delivering materials and machines are in good condition no leaks. Part of the excavation material will be used for landscaping and beautifying the project site. Landscaping will be done and additional trees planted to enhance the environment. Water pollution Refrain from releasing any construction waste into the water. Check the site drainage to refrain from sedimentation of the marine environment through storm outfall. Contain packaging of building materials of new equipment installed. The location of the sewage treatment plant should not be close to water sources or bodies and should be such that the flow is aided by gravity to minimize costs of pumping. Monitoring quality of effluent discharge. Air pollution Ensure the vehicle engines are in good condition to reduce levels of exhaust gases. Drive vehicles into the site without undue noise (hooting) Socio-economic Careful driving vehicles delivering materials. Provide personal protective equipment (overalls, safety shoes and gloves) to employees. Keep an accident register. Implement safety measures, emergency plans and contacts. Install fire fighting and first aid equipment. Train of the community on new technology.
