PURSUANT to section 59 of the Environmental Management and Coordination Act, the National Environment Management Authority (NEMA) has received an Environmental Impact Assessment Study Report for the above proposed project. The proponent, JKAC Gardens Limited, proposes to construct an 8 storey (1 No. basement, ground plus 8 floors ) residential blocks with a total of 182 units comprising of (160 studio units and 32 one- bedroom units), parking spaces, reception/concierge area, lifts, backup generator, underground water storage tanks, waste transfer and segregation station, rooftop space with a swimming pool and poolside 24th April, 2026 THE KENYA GAZETTE terrace, other associated facilities and amenities located on Plot L.R. No. 209/9753, Langata Road, Nairobi City County. The following are the anticipated impacts and proposed mitigation measures: Impact Mitigation measures Dust emissions • Water spraying, cover trucks • Regular air quality monitoring Noise and vibration • Use low-noise equipment • Restrict working hours (8 a.m.—5 p.m.) • Provide PPE • Noise monitoring Traffic congestion • Traffic management plan, signage • Off-peak scheduling, traffic marshals Solid waste (debris, packaging, hazardous waste) • Segregate waste, provide bins • Engage licensed NEMA waste handlers Occupational health and Safety risks • PPE, safety induction, • Emergency response plan, site barricading Community disturbance grievances • Community liaison office, grievance redress system via Chief's office Increased solid waste short-term rentals • Establish waste transfer and segregation station • Engage licensed waste collectors High water demand on NWSC supply • Water-saving fixtures, underground storage tanks and rainwater harvesting Increased sewage discharge • Connect to NWSC sewer • Regular effluent monitoring Noise from standby generator • Install acoustic enclosures • Limit run times, monitor dB levels Energy consumption • Use solar PV, LED lighting, energy audits Traffic congestion at entry/exit points • Adequate basement parking, traffic marshals Security and safety risks • CCTV surveillance, access control, 24/7 security, fire safety drills Radiation exposure (EMF and radon gas) • Shield electrical/generator rooms • Conduct annual EMF & random monitoring, ventilation in basements, comply with WHO/ICNIRP standards Demolition waste generation • Segregation, recycling, disposal by licensed handlers Dust and noise during demolition • Wetting surfaces, acoustic shielding, daytime works Safety hazards for workers and community • PPE, secure demolition site, warning signage Community disturbance • Advance notices, engagement via Chiefs office Site restoration after demolition • Landscaping, tree planting, soil stabilization The full report of the proposed project is available for inspection during working hours at: (a) Director General, NEMA, Popo Road, off Mombasa Road, P.O.
