THE LAND REGISTRATION ACT

REGISTRATION

WHEREAS Boniface Mwangi Njanga (deceased), is registered as proprietor of all that piece of land containing 2.64 hectares or thereabouts, known as Kyeni/Kigumo/3215, situate in the district of Embu, and whereas in the Senior Principal Magistrate’s Court at Runyenjes in Succession Cause No. E91 of 2025, has issued grant of letters of administration of letters of administration and certificate of confirmation of grant to Teresia Igandu Ireri, and whereas the said Teresia Igandu Ireri has executed an application to be registered as proprietor by transmission in respect of the said parcel of land, and whereas the land title deed is lost, notice is given that after the expiration of thirty (30) days from the date hereof, provided no valid objection has been received within that period, I intend to dispense with the production of the said land title deed and proceed with registration of the said application to be registered as proprietor by transmission in favour of Teresia Igandu Ireri, and upon such registration the land title deed issued earlier to the said Boniface Mwangi Njanga (deceased), shall be deemed to be cancelled and of no effect.
