PURSUANT to Section 59 of the Environmental Management and Coordination Act, the National Environment Management Authority (NEMA) has received an Environmental Impact Assessment Study Report for the above proposed project. The proponent, Cheval Riverside Company Limited, proposes to develop a 23 storey (3No. basement, ground plus 23No. floors) mixed use development comprising of one and two bedroom residential apartments on the 1st-19th floor, commercial and office spaces on the ground floor, a pool maintenance and storage wing on the 20th floor, penthouse apartments and a swimming pool on the 21st floor, a restaurant, spa, yoga, area, gym, sauna on the 22nd floor, a private clubhouse on the 23rd floor, basement parking spaces, associated facilities and amenities on plot L.R. No. Nairobi/Block 22/70 along Riverside Drive, Westlands Sub-County, Nairobi City County. The following are the anticipated impacts and proposed mitigation measures: Impact Mitigation Measures Loss of existing structures and site disturbance • Limit demolition strictly to approved footprint. • Proper site fencing and hoarding. • ensure management of excavation activities. Air pollution • Regular water sprinkling on dry soil in excavated areas and pavements, covering of loose materials and spraying with water during the dry season, • Provision of dust masks for the personnel in dust generation areas; • Sensitize construction workers on pollution control measures, speed control for vehicles Noise and vibration • Restrict works to daytime hours (8am– 5pm), • Use serviced equipment, inform neighbors of noisy works, ensure workers in the vicinity of high-level noise to wear safety and protective gear. Solid construction waste • Waste segregation at the source during the project cycle, reuse excavated material where possible, contract a NEMA licensed waste handlers, build construction workers’ capacity on sanitation and hygiene practices, special attention shall be paid to the sanitary facilities on site, covering of the trucks when transporting building materials and waste. Oil pollution/oil spills • Designated refueling areas, spill kits on site, • No discharge into storm drains, proper storage, handling, and disposal of new/used oil and related oil wastes, routine maintenance of the construction equipment to avoid oil leaks, • Maintenance of the construction equipment to be carried out in the contractor's yard (off the site). Liquid waste • Channel all liquid waste to the NCWSC were line serving the area, • Conduct routine inspection and monitoring of the internal drainage system to identify and repair any leakages and blockages, • Provision of adequate sanitary facilities to the workers during the construction, • Regular inspection and maintenance of the internal sewer system. Traffic congestion on riverside drive • Ferrying of materials during Off-peak hours, • Traffic marshals at gate to ensure public safety, • Place clear signages at the gate to alert drivers to be cautious about the construction and to look out for entering and/or exiting vehicles. 20th February, 2026 THE KENYA GAZETTE Impact Mitigation Measures • Properly plan for transportation of materials to ensure that vehicles are optimally filled to reduce the number of trips done or the number of vehicles on the access roads. Occupational health and safety risks • PPE provision for workers and ensure mandatory use of the protective gear, toolbox talks, Provision of fully equipped first aid kits & trained personnel to help address emergencies, unattended entry to the project site to be restricted. • Use of efficient and well-maintained machines to lift and transfer materials. • Removal of all dangerous materials that may pose a threat such as metal bars, wires, glass and broken equipment, warning signs to all users and visitors be placed at appropriate places, • Sensitize construction works and tenants on health and safety risks and their prevention. Public safety risks • Secure fencing of the construction site, warning signage, controlled site access, CCTV coverage, 24-hr security, • Adhere to work timings in line with the NEMA licensing condition, • Provision of security lights and other security apparatus during the entire project cycle. Soil erosion & storm water drainage • Ensure controlled excavations, temporary drainage channels, • Proper design and maintenance of the drainage structures, • Construct internal drains within the property for storm water management, • Proper installation of cascades to break the impact of water flowing in the drains, • Rainwater harvesting to reduce surface runoff, • The proponent will ensure drainage facilities are fitted with adequate functional oil-water separators and silt traps. Water consumption/ demand • Low water flow fixtures, rainwater harvesting, • Provision of Underground water storage tanks, connect to the existing water supply after the acquisition of the relevant permits, • Prompt detect and repair of the water fixtures and fittings. Energy consumption/ demand • LED lighting, • Use of solar energy as an alternative source of energy, • Install and routine maintenance of energy efficient fixtures and fittings, • Turn off the machinery and equipment when not in use, • Put off all the lights immediately when not in use. Noise from recreation areas • Time restrictions, Acoustic design Traffic and parking pressure • Provision of adequate basement parking, ensure controlled access Impact Mitigation Measures Fire and emergency risks • Install fire detection systems, regular drills, well labelled emergency exits, • Have standby fire extinguishers at the site in case fire erupts, • Declare places with flammable construction materials as ‘’NO SMOKING ZONES’’ and display conspicuous notices of the same.
