THE ENVIRONMENTAL MANAGEMENT AND CO-ORDINATION ACT

PURSUANT to section 59 of the Environmental Management and Coordination Act, the National Environment Management Authority (NEMA) has received an Environmental Impact Assessment Study Report for the above proposed project. The proponent, JNC Brothers & Company Limited, proposes to construct a 20 storey (3 No. basements, ground plus 20 floors) multi dwelling residential complex comprising a total of 476 apartment units, 266 parking spaces, 2 shop spaces on the ground floor, recreational spaces and other associated facilities and amenities on plot L.R. No. 4275/123 located along Riverside Drive, Westlands Sub- County, Nairobi County. The following are the anticipated impacts and proposed mitigation measures: Possible Impacts Mitigation Measures Dust emissions from excavation and material transport • Water sprinkling on work areas and access roads to prevent fugitive dust violation • Covering trucks transporting soil, sand and other loose materials to and from site. • Stockpiles of earth should be sprayed with water or covered during dry seasons • Provision of dust masks for the personnel in dust generation areas. Noise Pollution from machinery and trucks • Use of well-maintained equipment • Workers in the vicinity of high-level noise to wear safety and protective gear • Restrict works to daytime hours • Avoid unnecessary hooting • Ensure regular and prompt maintenance of the machinery • Use of noise suppressors or noise shields on noisy machinery Solid waste generation (construction debris) • Segregation of waste during the project cycle • Reuse of excavated material, disposal through licensed handlers • Build construction workers’ capacity on sanitation and hygiene practices. Soil erosion and runoff • Silt traps, • Terracing • Controlled excavations • Proper installation of drainage structures • Proper management of excavation activities Occupational health and safety • PPE use by all workers and visitors • Safety signage and toolbox talks • Use of efficient and well maintained machines to lift and transfer materials. • Provision of equipped first aid kits to help address emergencies. • Sensitization on health and safety risks 24th December, 2025 THE KENYA GAZETTE Possible Impacts Mitigation Measures and their prevention. Traffic congestion • Ferry building materials during off peak hours. • Well trained and experienced drivers. • Employ traffic marshals to control traffic in and out of the site. Fire risks • Install fire alarm with smoke sensors. • Fire extinguishers at the site in case fire erupts. • Declare places with flammable construction materials as ‘’NO SMOKING ZONES’’ and display conspicuous notices of the same. Energy consumption • Energy efficient lighting. • Solar integration. Water consumption • Install water efficient fixtures. • Regular monitoring of water usage. • Rain water harvesting. • Encourage water re use/ recycling during construction and occupational phases. • Sensitization on the means and needs to conserve water through signs eg. Keep/leave the tap closed. Wastewater management • Connection to sewer line. • Regular maintenance of the sewer system. Security and safety • CCTV camera installation and security lights • Firefighting equipment, access control • Safety drills • Provision of security guards • Adhere to work timings in line with the NEMA licensing conditions.
