THE LAND REGISTRATION ACT

(No. 3 of 2012)

REGISTRATION

WHEREAS Julius Njuguna alias Julius N. Mungai (deceased), is the bona fide owner of all that piece of land containing 1.01 hectares or thereabout, known as Kijabe/Kijabe 1/3746 (Maai Mahiu), situate in the district of Naivasha, and whereas in the High Court of Kenya at Nairobi in succession cause no. 1130 of 2017, has issued grant and confirmation letters to (1) Esther Jane Mungai and (2) Michael Anthony Cege Njuguna, and whereas Samuel Ngaru Waithaka is registered as the owner of the above parcel of land, and whereas notices have been issued to Samuel Ngaru Waithaka to surrender the said title deed without success. notice is given that after the expiration of thirty (30) days from the date hereof, provided no valid objection has been received within that period, I intend to dispense with the production of the said land title deed and proceed with registration of the said grant document and issue land title deed to the said (1) Esther Jane Mungai and (2) Michael Anthony Cege Njuguna, and upon such registration the land title deed issued earlier to the said Samuel Ngaru Waithaka, shall be deemed to be cancelled and of no effect.
